What are they & What do they mean?

Codes (or Conditions), Covenants, and Restrictions are legal, binding documents that outline the rules and regulations for
properties within an association or PUD (Planned Unit Development). These documents govern various aspects of property use, maintenance, and aesthetics, ensuring a safe, consistent, and harmonious living environment.
These items are created by the original developer(s), recorded by the local government, become part of the properties' official records, and most importantly, are binding upon ALL subsequent owners.
Why? What is their purpose?

Understanding CC&Rs is CRUCIAL for ANYONE considering purchasing property, especially in a PUD community or communities governed by an HOA or a POA. It's important to review the CC&Rs carefully before making a purchase to ensure you understand the rules and restrictions that apply to the property.

The Single Family Home/Property Owners of the private. residential park known as Priest Lake Park have existing CCRs in place, At the time the PUD was granted to the original developer, Randall Phillips, Phillips Builders, the original CCRs were put into place as each phase was developed. As construction was completed for each phase, the CCRs were then turned over to the single family home/property owners. These CCRs extend for a period of 25 (Twenty Five) Years and renew automatically every 10 (Ten) years thereafter.
There are four communities on the Peninsula that operate as HOAs.
Priest Lake Park, being composed of single family homes where owners own BOTH the property and structure, operate under a POA (Property Owners Association) under the by laws of the CCRs,
Every single family home/property owner should become familiar with the CCRs in place.

The CCRs of Priest Lake Park will be made available on this website, soon, along with other very important information currently being researched at this time. Community Meetings for the Single Family Home/Property Owners will be scheduled and announced as soon as all the information is able to be compiled and organized for presentation. These meetings will be both live, in person, and virtual. Please be patient as this is a lot of time and hard work your team is volunteering and expending in preparing for the single family home/property owners of Priest Lake Park.
