I would like to acknowledge Neighbor to Neighbor for all
the outstanding work they do to help our Neighborhoods and Communities.
I am referencing information from their
Policy & Zoning 101 Workshop.
First, let's look at the timeline that brought us to where we are today.
1962 - The City of Nashville merges with Davidson County
This was done by a vote and created a new Metropolitan Government
under a new charter creating a centralized Planning Department
and a 40 member City Council.
1989 - Nashville operated under one county-wide
"General Plan" since 1980. This was the year the
Community Planning Program was initiated that
developed more localized plans
for 14 different "sub-areas" with input from
residents, property owners, business owners, institutional leaders,
development professionals, and government officials.
1992 - Metro Planning Dept. adopts a new "General Plan",
incorporating community plans primarily focused on
land use and density, but over time, saw a need for policies that
would guide the form and character of development while
distinguishing between rural, suburban, and urban areas
within the county. This was known as Concept 2010.
1998 - Zoning Code is Updated as the Planning Dept. completes
a county-wide update to the zoning code.
2005 - New Specific Plan (SP) Zoning approved by Metro Council,
establishes design standards for specific properties that are written
in to the zone change ordinance.
2008 - Community Character Manual is adopted by the
Planning Dept. and begins using transects as an
organizing tool for land use policies.
2012 - NashvilleNext begins when the Planning Dept.
starts an extensive community engagement process
to update the general plan for Nashville.
2015 - NashvilleNext unanimously approved by the
Planning Commission which provides a course for
Metropolitan Nashville and Davidson County
for the next 25 years,
